Builder inventory, prices, and delivery dates change. Use the builder’s current information and request written confirmation for any specific home.

Picture your place in the neighborhood

Explore Stillwater’s homesites.

Use Lennar’s published community map to compare the location of homesites, golf, water, and amenity areas. For current availability and map filters, open the builder’s live community page.

A little context makes a better choice.

Compare the homesite’s orientation, golf or water views, nearby roads, outdoor space, and the plan allowed on that lot. Ask for written confirmation of the site premium and current status before deciding.

Open Lennar’s live map or published PDF below to explore the neighborhood layout.

Understand the complete picture

Look beyond the advertised price.

Current incentives

Ask for the builder’s current written offer, expiration date, eligible homes, and any lender or closing-provider requirements. Compare the full terms.

Your purchase price

Separate the base price from homesite premiums, structural changes, design selections, deposits, and closing costs. Ask what is included in the quoted home.

Ongoing ownership

Request current HOA dues, CDD assessments, insurance estimates, and the maintenance responsibilities for your home type.

Offers can change quickly. We can help you request current pricing and incentives for the homes you are considering, then compare your choices.

Before your first builder visit

Know your options before you register.

Builder registration and agent participation rules vary. Before visiting, touring, or completing a builder registration, contact us so we can help confirm the process for that community.

Discuss representation

Talk through the services you want, the buyer agreement, and how your agent will help you compare homes, contracts, incentives, and timing.

Confirm compensation

A builder may offer buyer-broker compensation, but it varies and is not guaranteed. Agent compensation is negotiable and should be discussed and documented.

Prepare your questions

Ask about inspections, warranties, construction milestones, selections, deposits, completion dates, and the total cost of your specific home.

Already registered or visited?

Tell us when you visited, which community and builder you registered with, and whether you named an agent. We can help you ask about the available options; participation cannot be assumed.

Where is the Stillwater new-home gallery?

Lennar currently lists 1188 Stillwater Boulevard, St. Johns, FL 32259. Contact us before a builder visit so we can coordinate next steps and confirm current hours and registration requirements.
